How to book a service?

Booking with us is very simple. You can reserve a service you need with the following three options:

Option 1.  We recommend this option. The information you provide helps us plan a better service for you and have a better understanding of your concerns regarding your property. Follow the link "Book a service now" or click on any large yellow button "Book a service now", which is available throughout the site. You will see a request with simple questions such as: 

  • your name and email;

  • type of property to be inspected;

  • the service you want to receive;

  • desired date of inspection;

  • size of the property, age of the property;

  • who you are: a client or a real estate agent;

  • your possible questions.

After receiving your request, a copy of your request will be sent to your email, and we will contact you promptly within 24 hours.  

Option 2. Click on the green phone sign in the lower right corner of the screen. This is our client chat. Usually, we reply immediately. In case of a delay, please leave your name, phone or e-mail. We will contact you ASAP, answer all your questions regarding our services and if you would like to make an order, we will reserve a convenient date and time for you.

Option 3.  Call us at (416) 522-8853. We always make an effort to answer the phone immediately, but if we miss your call, please leave a message with your name, any questions, or the services you would like to request, and we will call you back as soon as possible.

What is next after I order my service?

Together with us you will go through 7 simple steps from ordering an inspection to receiving a report with detailed findings of your inspection.

Step 1. Sending documents for your Inspection. Contract, Invoice and, if necessary, instructions “How to prepare a property for your Inspection” will be sent to your email.

Step 2. Checking your e-mail for Documents. Please, check your email and find your Contract, Invoice and, if necessary, instruction “How to prepare a property for your Inspection”

Step 3. Reading your Contract and instructions. Please, read your Contract very carefully. If instruction is sent as well, read them and follow your Instruction on “How to prepare your property for a Home Inspection” accurately.

Step 4. Signing your contract.  Your Contract, which you have to read carefully before the inspection, will be signed at the day of your Inspection. If you would like, you may sign your contract and send it to us by e-mail. We, in turn, may also sign it and send a copy of contract signed by both parties to you by email as well.

Step 5. Inspection. At the date of inspection, the inspector will conduct your inspection. It takes minimum 3.5 hours. Usually our inspector provides clients with some general information about inspected property during the inspection.

However, all final results will be provided in your Home Inspection Report, which is a very detailed, user friendly and easily understandable document.  It contains many colored photos with explanation of findings. Step 6. Payment. You will pay at the beginning of your inspection and the inspector will provide you with your receipt. You may also make e-transfer. Please, find more detailed information about Payment methods.

Step 7. Report. You will be provided with  a written Home Inspection Report/Reports through regular mail plus e-mail or Inspector will hand over it to you and send e-mail.

In case of real estate transactions, your report will be provided on the next business day. In case of other services, reports are provided depending on the type of service.

Again, you will be provided with a written Home Inspection Report/Reports through regular mail or inspector will hand over the physical copy to you.

Why reading your contract before signing is important for you, as for a client?

We try our best to service our clients, which is why we believe that each of our clients should carefully read and understand his or her contract/contracts before signing them.   Why?

It's simple. Since we respect our clients, we want our clients have clear expectations from our services, understand explicitly our limitations, what we can or cannot do for our clients, and each party's obligations as well. 

Therefore, please, read your contract carefully as you receive it, and ask us questions if anything is unclear.

What if I do not receive any contract after booking my service?

Usually, we send a contact within a couple of hours and make a call to be sure that our client has received it. However, sometimes it may happen that clients have not received their contracts. In such cases, please firstly check spam box of your email. If your spam box does not contain your Contract, please:

  • send to us a message by clicking on the link I did not receive my contract,
  • or call us by phone (416) 522-88-53 from 8 a.m - 9 p.m by phone.

We re-send all required documents to your e-mail ASAP and make sure that you have received the contract.

Why is following instruction/instructions Important?

Sometime you will receive Instructions "How to prepare for a Home Inspection". Why it's very important to follow the Instructions? Inspection is a technical assessment of a property, and it has to be conducted with certain professional standards. The professional standards of OntarioACHI (Ontario Assossiation of Certified Home Inspectors) contain the following extract:

"...The inspection is based on observations of the visible and apparent condition of the structure and its components on the date of the inspection."

What does it mean? It means that to conduct an inspection in appropriate way, the inspector should be provided an access to all possible systems and components of a property, and they should be visible to the inspector. For example, if an attic is closed or sealed, our inspector cannot examine internal conditions of a roof properly. If there are mountains of personal stuff surrounding the stove or other house equipment and components, the inspector cannot access these components for an examination. In all of the above, as well as in other similar situations, the inspector will indicate “Limitations” in your Home Inspection Report. Just imaging, you paid money for your Home Inspection and expected to get a certain result, but instead some components or systems of property remain uninspected, because the inspector did not have access to that components or systems of inspected house.

For example, in the case of an inaccessible attic, the Home Inspection Report will contain the following limitation:

”Attic is sealed, it is not accessible, the roof cannot being  examined properly”.

Therefore, if we send instruction together with your Contract, please read them carefully, and do your best to follow the instructions.

In case of real estate transactions there may be some difficulties with following the instructions because you, as a buyer, cannot control activities of a seller of a property. In such circumstances, you may ask your sellers to prepare his or her property for your Home Inspection and send them our instructions.
